    After weeks or months of heavy rainfall, homeowners may not immediately think about their chimneys. Yet repeated moisture exposure can gradually change the way brick and mortar absorb and release water, creating problems that may not become obvious until the next winter.

    According to Joe Ochal, founder of Chimney Scientists, one of the largest chimney companies in the U.S., the process can begin long before homeowners notice visible structural damage.

    “On average, five pounds of masonry can absorb half a cup of water before it reaches saturation point,” Ochal explains. When masonry is repeatedly saturated, he says, water begins carrying soluble ions, or salts, within the material toward its surface as the structure dries.

    Why Repeated Rain Matters

    A single rainstorm is unlikely to cause serious structural deterioration. The concern is what happens when masonry is repeatedly exposed to heavy precipitation without enough time to fully dry.

    “With heavy rains and greater precipitation count over time, masonry structures like chimneys become oversaturated more frequently and begin to lose more ions, reducing the density of the masonry and its ability to hold as much water,” Ochal says.

    Over years or decades, that process can alter how water moves through an aging chimney. A structure that once absorbed and released moisture effectively may eventually reach saturation more quickly.

    That can create a problem inside the home. Ochal explains that a 100-year-old chimney may originally have been capable of absorbing rainfall and allowing it to evaporate gradually. As the masonry changes, however, water may begin moving behind the walls instead, potentially reaching framing and drywall and contributing to rot and mold.

    For homeowners, that means moisture damage is not necessarily a problem that begins when water visibly enters the house. The process can start within the masonry itself.

    The White Stains Homeowners Should Not Ignore

    One of the earliest visible indicators of excessive moisture may be a substance many homeowners mistake for a cosmetic issue: white, powdery staining on the chimney.

    Ochal identifies this as efflorescence, which occurs when water moves through masonry, dissolves salts within the material and carries them toward the surface. Once the water evaporates, the salts remain behind as a chalky deposit.

    “On a chimney, efflorescence is usually a signal of a moisture problem,” Ochal says. He notes that the underlying cause can include a missing or damaged chimney cap, cracked crown, deteriorated flashing, or porous or spalling masonry.

    The significance is that the white residue can indicate that water is actively moving through the chimney. If the underlying moisture problem continues, it can contribute to spalling, failing mortar joints and further structural deterioration.

    What Happens When Winter Arrives

    The consequences of moisture absorbed during rainy periods can become more severe when temperatures begin to fall.

    The freeze-thaw cycle occurs when water enters masonry during rain, condensation or dew and then freezes as temperatures drop below 32 degrees Fahrenheit. Because water expands when it freezes, the pressure can create cracks within brick and mortar.

    “Freeze thaw happens usually in the beginning and end of winter but can happen throughout the winter season,” Ochal explains. “The ice expands, cracking the masonry materials.”

    The process can repeat dozens or even hundreds of times during a cold season. Some of the resulting damage may initially remain invisible because cracks can develop internally.

    Over time, those microscopic cracks can become larger channels through which water travels. When heavy rain returns, water can then move farther into the structure and potentially reach the wood framing and drywall inside a home.

    This creates a cycle in which summer and fall moisture exposure can contribute to winter deterioration, while the resulting masonry damage can make the chimney even more vulnerable to the following year’s rainfall.

    The Chimney Can Affect the Rest of the Home

    Moisture is not the only concern hidden inside a chimney. Ochal also points to the role of chimney liners in protecting masonry from acidic condensation produced by fossil-fuel-burning heating systems.

    “Many people do not have a stainless steel liner inside their chimney, which contains these acidic compounds which break down the masonry exterior,” he says.

    According to Ochal, installing a stainless steel liner can contain those compounds and reduce their impact on surrounding masonry, potentially helping homeowners avoid more extensive deterioration over time.

    What Homeowners Can Do Before Winter

    For homeowners coming out of a particularly wet summer, Ochal recommends addressing moisture before freezing temperatures arrive rather than waiting for visible damage. One preventative measure he highlights is applying a breathable, highly permeable waterproofing sealant to the exterior masonry. The goal is to reduce water intrusion without trapping moisture inside the chimney.

    “Waterproofing their chimneys, having a knowledgeable professional using the right product, and coatings on the exterior of their masonry reduces water intrusion,” Ochal says. He adds that preventative regular maintenance and inspections can potentially extend a chimney’s useful life by another 10 to 20 years without requiring extensive masonry work.

    The economics also make preventative maintenance worth considering. “It’s typically around 10 to 15 times the cost of a rebuild or an extensive masonry repair caused by freeze thaw cycles,” Ochal says.

    For homeowners preparing for fall and winter, the takeaway is straightforward: a chimney does not have to be visibly cracked or leaking to warrant attention. After a season of heavy rainfall, signs such as efflorescence, deteriorating masonry or other evidence of moisture intrusion can be an early warning that the structure needs professional evaluation.

    By addressing water absorption before repeated freeze-thaw cycles take their toll, homeowners may be able to prevent a seasonal maintenance issue from becoming a major structural repair.
